  • Learn More About How to Sell a Home

According to research, recently sold homes were sold for 99% of their median asking price.

You might feel like all of your neighbours are instantly selling their homes right now, which could encourage you to do the same!

If you want to sell a home with confidence knowing that you got the most money possible, you should check out these tips for selling your home.

Use a Competitive Market Analysis

The first thing you should do is use a tool called competitive market analysis (CMA). This is an objective tool that can help get rid of your emotions when you’re trying to decide what the real value of your home is.

This tool will compare your home to other houses that are like it in the area. It’ll look at neighbourhoods, circumstances as to why it sold, and what the asking and sold for the price was. Based on all of that, it will give you a recommendation on what it thinks your house should go for.

The number that it gives you is its estimated price for what will give you the largest number of buyers possible.

Add Value to Your Home

Once the CMA gives you a good starting point, you can start adding some value to your home if you want to bring home more money.

You should start by boosting the curb appeal. Make sure that the exterior has a fresh coat of paint and that all of the landscaping is professional and clean.

You may also want to do any last-minute renovations that have been on your list that you haven’t completed yet.

Once you do all that, you may also want to consider transferring your home warranty. This will help to provide repairs and replacements for a lower cost than usual. Plus, many homes that have warranties can sell faster and for more money compared to homes that don’t.

Find a Real Estate Agent

Having a real estate agent, like Joe Manausa Real Estate, can help navigate you through the tricky world of the market.

You need to find the right agent who knows the area and has experience selling your kind of home. They’ll be able to list your house through the Multiple Listing Service (MLS), which thousands of buyers will be able to see.

Even if you feel like every home is selling quickly in your area, it still helps to have a professional on your team that knows when you’re getting a good deal or not.

Some people think working by themselves will help save them money as well, but even if you sell your home on your own, you’ll still have to pay a commission to the buyer’s real estate agent. That means you’d only save your own commission from your side.

Clean the Home

You’ll also want to make sure that you clean the home before you start showing it.

When buyers walk through your home, they’ll want to be able to see themselves living in the home. That means put away your clutter, get rid of all the family portraits and schedules hanging on the fridge, and talk to your realtor about staging your home.

Be Time Sensitive

The market always changes depending on the season and what the demand is for buyers. In cold, winter states, homes normally sell cheaper in the winter because many buyers don’t want to go to open houses.

Homes normally sell for more in the spring and summer when people start thinking about moving again. Most families want to buy a home in a good county so that they can have access to new schools.

So if you want to have the highest price possible, try holding off on selling your home until the right time. Having a real estate agent can be great to help you know when the right time to pull the trigger is.

Get a Home Inspection

If you want to be confident when selling your home, get your own home inspection. Most home buyers will do this before they buy your home, but it might help you to do it and catch problems before someone else does.

This should only cost a few hundred dollars, but it could help you get more for your house in the long run. With a home inspection, someone will come into your house and check out all of the heating and cooling systems, plumbing, electrical, ceilings, walls, doors and floors, windows, attics, foundations, basement, roof, insulation, and structural elements.

The inspector will identify any safety or health issues and then give you a detailed report on your house. This will tell you what repairs or maintenance is recommended so you can do all of that before you list your home.

You should focus on larger issues, like fixing an HVAC system first. This will scare buyers if they see this, and they may not be willing to pay a lot for your home if they know they’ll have to pay to fix it once they move in.

Learn More About How to Sell a Home

These are only a few tips on how to sell a home, but there are many more things to keep in mind.
