Are There Any HOAs Associated With the Land?

Before buying land, it’s important to find out if the land falls under a homeowner’s association. In some cases, HOAs are incredibly restrictive. An HOA can dictate what you do with the land, including:

  • Number of buildings
  • Types of animals allowed on the property

If you want to buy land for sale by the owner in a more remote location, find out if the property is developed in any way. Every step you take to develop the land yourself will cost you more money. This includes:

  • Phone lines
  • Internet
  • Water (well drilling)
  • Plumbing (septic tank installation)
  • Land clearing
  • And more

However, if you buy land that’s already been developed, the price tag will be much higher.

Are the Boundaries Clearly Marked?

Finally, when searching for land for sale by the owner, learn more about the property boundaries. Are the boundaries clearly marked? Is the property fenced-in?

Additionally, find out if there are any easements that go through the property. These easements could lead to your neighbor’s property or to BLM land. Either way, it means people will be driving through your land.

If the land is expansive, you might also have to worry about hunters and other recreationists trespassing on your land by mistake. If you buy land with unmarked boundaries, it’s a project you’ll need to take on in the future.
